The Dallas/Addison Marriott Quorum has been an iconic building in North Dallas since the early 1980s. The facility has earned the ENERGY STAR label for its commitment to environmental protection and energy efficiency throughout the 547 hotel rooms and 23,000 square feet of event space. In 2014, the hotel underwent renovations to upgrade its HVAC system and replace the existing fan coil units. Building owners aimed to find a solution to their need for updated fan coils that were both cost and energy-efficient.
HTS worked with Comfort Systems USA to design a cost-effective solution that would allow the building owners to install new Daikin fan coils that could be fitted to the original Daikin units in the walls of the building. By using Daikin products for both the original and updated HVAC system, the building owners were able to replace only the minimal necessary equipment. “Because the owners used the same manufacturer for the replacement units, they saved on the in-room installation of the fan coils by replacing only the internal chassis components and not the cabinet sheet metal,” says Erin Schroeder, sales engineer for HTS Texas. The hotel was equipped with 581 Daikin HiLine vertical stacked fan coils ranging from 200 to 1200 CFM, and three Daikin Skyline custom air handlers ranging from 900 to 65,000 CFM.
Because the hotel remained in operation during the renovations, the fan coil replacements were organized in stages to coincide with additional construction work being done in the hotel rooms. The fan coils were installed primarily on Fridays and Saturdays from November 2014 to March 2015, in coordination with remodeling crews and in an effort to minimize disturbances to hotel guests. Daikin and Comfort Systems were able to accommodate building needs by significantly breaking down each unit from the factory and using an efficient assembly line process to install up to 18 units each day until all 581 fan coils were successfully fitted. Three custom Skyline outdoor AHUs were also installed to keep public spaces such as elevators and hallways comfortable while maintaining energy efficiency.
The renovations were able to be completed within the tight installation schedule and energy requirements, and the new fan coils were able to be started up and operating immediately to allow for room occupancies in the hotel.
